Why you should say ‘yes’ to this rezoning:
Sydney is in a housing crisis. This has taken decades to evolve, and it’s largely been caused by people who think that people should live “somewhere else”.
That attitude belongs in the bin. This is a good plan, and we think everyone should get behind it.
More housing is the primary solution to this problem of high housing costs.
Research from across the world shows that the simple act of rezoning for more housing leads to more housing, which leads to lower prices, whether you’re buying or renting.
There is also plenty of research that shows that building housing results in moving chains. Someone moves into a luxury apartment in Wollahra, and now they’re not competing with a young family in the inner west. And now that young family is no longer outcompeting uni students, and they’re not pushing out someone on the verge of homelessness.
Woollahra is the perfect location for more housing. It’s a few km from the CBD, and already has good public and active transport. This will only improve with the new train station.
Contrary to claims by some, the T4 train line is not even close to capacity in peak periods, it can easily handle another station and more people.
Claims of “traffic armageddon” aren’t warranted either. People in apartments near high quality PT won’t use cars at rates comparable to current residents.
The plan includes improved active transport links (biking and walking). There’ll be nothing to stop someone living without a car at all!
This delivers a similar uplift to other housing plans, such as Westmead South (13,000 homes) and some of the changes in the inner west like Fairer Future. And the density is hardly going to be off the charts
The ultimate density of the rezoned area will be similar to Potts Point and Elizabeth Bay. Which is perfectly reasonable density for an area close to the CBD.
Like any rezoning, Woollahra will change gradually over the next couple of decades, just like everywhere else. This change won’t happen overnight, but we need to create the conditions that permit change.
This is an area with loads of great amenities, and they can handle more people.
Trumper Park, Cooper Park, Centennial Park are right nearby.
The Harbour and beaches aren’t far either.
The plan includes a new local centre on Wellington St, to go along with Queen St. More people means more vibrant cafes, shops and restaurants. Everyone wins
